At the centre of the promontory and it's highest point a hilltop village crowns the crest of the land maximizing views on 360 degrees with fine views back to the ocean and Split. This village will contain the Resort Hotel, three stories of building above a moated area — the circular infinity edged swimming pool.
Having created a circular hub within the Resort the issue of prime sea view rooms and those facing the landscape, lead to the idea and decision to create a structure which gently rotates, so that the views seen as you go to sleep is entirely different from that you wake to.
It is all about continuous environment changing with no secondary views. The Hotel is approached from beneath from where one enters a circular open-air drum with a central lift and static stairs and walk ways.The Hotel building is divided into 3 equal divisions of 5 units, and 3 view and access corridors are provided leading to the pool. Above this the building is built as 2 and 3 storeys in keeping with the current site tree line, with the second floor benefiting from planted terraces Hilltop Village Rotating Hotel & Waterfall Spa between The suites are able to function as large units or locked off to provide 3 suites per bay, giving a total maximum usage of 37 suites, with the current drawn design showing 15 very large combined suites or 30 large split suites all with their own pools.
The circular structure will rotate above a reinforced concrete ring that will also house the front of house, retail premises and plant with access to the external facilities via walkways. The main governing views and axes radiate from the central circular Hotel as Split Vista, Ridge Vista, Fish Farm Vista and the Hillside Villa Vista, all of which serve to inform the layout of the development. Along the "Fish Farm Axis" the moated swimming pool of the Hotel falls from the top of the hill, and from here is diverted to a waterfall containing the Spa. A water-walled Reception Area leads to 5 washed pebble Treatment Rooms surrounded by a shallow lake.
These low scale residences are built on inclined land on the West side of the site each providing views over the water and surrounding forestry.
The Pavilions are built in the centre of the site with views over the water to the North East or South West, each with it’s own private enclosure with swimming pool, terrace and lounge area.
On the direct "Split Axis" in line with views to all approaching vessels is placed the Clubhouse Restaurant, a semi submerged structure which follows the steep contours of the site providing generous terraces and swimming pools together with intimate dining and Club facilities. The kitchens and back of house here will provide services to the Hotel, Pavilions and Residences above and is the central dining facility of the Resort.
Built along the edge of the water front is the Marina Village a series of 2/3 storey structures containing all support and infrastructure including: Retail Units, Bars, Restaurants, Take Away Food, Delicatessen, Supermarket, Chandlery, Boutiques, Creche & Playground, Newsagents, Jewelers, Yacht and House Sales Offices, Business Centre, Furniture and Antiques, Casino, Pharmacy. Detailed Berth mix is shown in Table 7.
Placed along the Split Vista is the Main Square containing the most exclusive retail and facilities with clear view to the prime moorings and open-air stage.
On the Split Axis is placed a formal arch. This classical structure provides a strong visual identity to the waterfront and a central multi purpose adaptable stage. The lightweight space frame structure is wrapped in an opalescent elastomeric material which can be lit from inside and out allowing the structure to continually amend it's appearance and possibilities. It will provide a stage for performance and cinema to the entire bay including those at anchor and can seat up to 300 in close proximity.
Placed in line with the Split Axis but dramatically cantilevered over the waterfront a new Yacht Club and Marina Office creates a dramatic marine icon to the harbor and central point of administration and on shore facilities for the yacht crews and for all the water based activities. Helipad is planned on the location of yacht club.
Directly facing the Resort a steep hillside site will provide a Sunset Bar Beach Club and swimming pools with cabanas. Above this heavily terraced and landscaped areas will be formed and above this smaller Residences and Condominium Apartments.
These buildings will be connected to the main Resort via a partially glazed underwater tunnel, allowing dramatic views from the ocean floor. When the link reaches the hillside a small funicular rail platform will connect the steep hillside Residences to the beach as at the Bulgari Hotel, Bali.
