BRIEF

To create concept for a world exclusive, iconic 5 Star plus luxury destination Resort based around the existing marina development layout, with highly marketable events and buildings to attract International Investors and Hotel Operators.

SITE

Site is at Necujam on the Island of Solta near Split on the mainland of Croatia. The island of Solta is well known for it’s beauty, laid back lifestyle and olive oil and has become a favorite destination for yachts visiting the Croatian Archipelago. One of the favored anchorages is Necujam with deep moorings and a safe natural harbour.

Historically this inlet has been used by the Diocletian dynasty with the remains of the Roman fish farm stone wall at the most Southern and protected end.

Within this inlet lies the Site on a promontory of land with an area of circa 11 Ha. The site is surrounded by water on three sides and slopes upwards from sea level to a height of 27 metres at the centre. From this point great views are provided and it is possible to see back to Split and to the surrounding areas of the island, which are predominantly olive groves.

On the South Eastern side lays the second part of the site a steeply inclined area of circa 1.2 ha. The coast surrounding the site is a varied mix of loose stone beach and steeper metamorphic rock. The drop off is fairly steep making the area very suitable for anchoring and marina use.
